Land deed 1825 - Samuel Sellers to Jarvis Wright; Philadelphia, PA
-
Description
-
An indenture in this instance is a deed to which two more more persons are parties, and in which these enter into reciprocal and corresponding obligations towards each other. (Blacks Law Dictionary, 1979), The curved edge of the document can indicate that two copies of the deed were printed and completed as a single document, and then cut with a curved edge. This was a method used to prevent forgeries.
-
This deed documented a sheriff's sale of a property located on 12th Street in Philadelphia near Locust Street. The Sheriff of the City and County of Philadelphia, Caleb North, seized six lots belonging to the "Estate of Samuel Bleiglet and Mary his wife."
Sellers purchased the property at the sheriff's sale, which is not documented in this deed. He sold the lot to Wright for an initial consideration of $1.00.
The deed states that Wright must pay an annual rent, in two payments, of $27.00 in "silver milled dollars." Wright was also given the option of paying, within seven years of the date of this deed, a single payment of $450, which would transfer ownership of the property to Wright.
The deed indicates that Wright was a "house carpenter." A house carpenter was a skilled tradesperson responsible for constructing and repairing wooden buildings, particularly houses, barns, and outbuildings. The role was crucial to the development of early settlements, as carpenters built essential structures for homes, businesses, and community spaces.
The deed speaks to Black home ownership in Philadelphia during the early decades of the United States.
